Cattle – Livestock – Recreational Farm

TRACT #1: 173 acres m/l with 139.3 acres m/l in Section 18 TWP 50 R 3 and 33.88 acres m/l in Section 13 TWP 50 R 4, all in Montgomery County, MO, Exact Legal to Govern.

The farm is a combination of pasture, valleys & woods, is set up with 7 paddocks w/electric, high tensile fence for livestock, has 2-stocked lakes, one has a hunting cabin and 1 pond. Deer hunters, take note. I’ve never seen as many massive buck rubs on one farm, truly impressive!

Improvements include a 4 bedroom, 3 bath atrium-style home built in 1977. The main level features a kitchen w/island & electric cookstove, great room, dining room w/stone fireplace (wood burning), wood floors and beams, refurbished (from Kansas City Stock Yards), 2 bedrooms & baths. Lower level features a great room w/office, 2 bedrooms, full bath, utility room and walkout. The home has an attached 2-car carport, covered front porch & covered walkway to home. The home has an LP gas furnace w/central air and is on a deep well & septic. The lower level is a walkout.

Other improvements include 1 storage shed.

If you are in the market for a combination, livestock, hunting, fishing and recreational farm, here it is! The custom home has more of that retreat, entertainment look with one stocked lake in view of the home. The Edward’s bought this farm in the early 70’s and it’s never been offered for sale.

NOTE: Due to the law on lead based paint & lead based paint hazards on any home built prior to 1978, any inspections for lead base paint by a purchaser must be done 10 days prior to the auction. Buyers will be given an EPA pamphlet & will be required to sign a disclosure acknowledging that you were given the information.

TRACT #2: Intersection of Hwy O & T. 12 acres m/l in Section 9 TWP 50N R 3W in Lincoln County, Exact Legal to Govern.

Prime corner tract with frontage on both Hwy O and Hwy T, lays nice, presently in pasture w/wooded draw.

Improvements include a 48’x54’ historic red barn, deep well and electric, fenced with high tensile electric fence, Hamp-AN used this site for their bull pen, no restrictions, prime home site or business location or just a weekend getaway.

Terms: 10% down day of sale with the balance of cash at closing on or before 45 days after the sale with possession at closing.
